Another round of house hunting

Today brought us to another 5 houses, this time located north of the Interstate.  The first few were very near where I currently live, and the last 2 a bit out toward Farragut.  Today I also brought along a properly wide lens, so I think maybe I have more pictures than last time.

House 1:

The driveway into House 1 was quite steep and inconvenient, and the house itself needed a lot of little cosmetic things done (repainting in areas, replacing broken moulding, etc.)

It did have a really nice kitchen, though:

However, the neighbors in the back were a little too close for my liking:

House 2:

House 2 was as unimpressive as House 1.  Look at the dinky backyard:

It did have a "bonus room" over the garage, which I appreciate:

I didn't get any pictures, but the flooring was also some very cheap laminate that I could feel moving under my feet.  Blah.

The front was nice, but nothing special:
 

House 3:

House 3 looked pretty nice from the front.  Again, nothing special, but decent curb appeal.  Plenty of nice hardwood flooring throughout the downstairs.


The realtor told me that this was likely being flipped by the owner (who was also the realtor).  From what I could tell, nothing had really been fixed up, with the possible exception of the countertops in the kitchen.

The kitchen was nice and open into the dining/living area:



There was a wee sun-room.  I appreciate the thought, but I wasn't too impressed by it overall:

I also liked this - some built-in shelving in what would be an office:

But again overall, House 3 isn't going to be on my shortlist.  Just way too little separation from the neighbors all around.

House 4:

House 4 is a bit older than Houses 2 and 3, but newer than House 1.

The kitchen was plenty big for me, and was very open into the dining area.  The counters would have to be replaced, but the realtor tells me that that can be done cheaper than I expected:

However, the oven could be a bigger problem... pretty sure it's vintage 1978 - so wee!

And then there's this bedroom.  To quote the realtor: "It looks like someone saw something they liked in a magazine"....

Master bedroom, pretty spacious:

The backyard is pretty awesome - goes very far back, with trees on either side, but some empty areas in the middle.  Would be a great space for a garden (I think...).

House 4 also has pretty new windows, siding, gutters, floor, etc.

House 5:

House 5 was the final stop of the day.

Those steps on the left are kinda weird, very inconsistent rise and run - it's brick with wood edging.

Kitchen was pretty big, with countertops that weren't too terrible:

The back yard was also pretty good compared to Houses 1-3 - reasonably level, with good neighbor separation:

The moulding in the kitchen and dining areas showed some signs of settling or something, however:

Conclusions:

House 4 was today's winner.  It's a lot of space for a pretty decent price, and looks like the sellers might be motivated.  So it's being added to the "possibles" list from Tuesday.  It will need some work, mostly in the kitchen, but at the price, I can afford to get some work done before moving in.

  1. Our subdivision always has a few houses for sale. Not sure on backyards, but I've seen several that looked pretty nice from the outside. Not sure your price range/location needs, but we're in Wedgewood hills just off of Cedar bluff. It's surprisingly quiet to be so close to everything.
